Tile Roofing in Rossmoor
A tile roof can outlast the people who put it on, but only if the layers under the tile are sound. We repair, re-lay and install clay and concrete tile roofs, and we show you what each choice costs now and what it saves later.

The Tile Usually Isn't the Problem
Clay and concrete tiles are made to last for generations. The underlayment beneath them is not. The tiles shed most of the water, but the felt or synthetic layer underneath is what actually keeps your home dry, and after enough summers of heat it turns brittle, cracks at the fasteners and lets water through to the deck.
That is why tile roofing work is often less about new tile and more about what sits under it. In many cases we can lift your existing tiles, stack them on the roof, replace the underlayment and flashing, then set the same tiles back. You keep the look and the material you already paid for, and the roof starts a new life on fresh layers.
We work on tile roofs across Rossmoor and nearby towns like Los Alamitos, Seal Beach and Cypress. Roofing Rossmoor is a licensed roofing contractor, CSLB 1092407 (C-39), and we are insured for the work we do on your home.
What Our Tile Roofing Work Covers
- Broken and slipped tile repair
- We replace cracked tiles and reset ones that have slid out of line, matching profile and color as closely as current supply allows. Where an exact match is gone, we suggest pulling good tiles from a less visible slope.
- Underlayment replacement and tile re-lay
- Tiles come off and are stacked on the roof, the old underlayment is stripped, and new underlayment and battens go down before the same tiles are set back. This is often the best value on an older tile roof.
- Flashing at walls, valleys and chimneys
- Most tile roof leaks start at metal, not tile. We replace rusted or poorly sealed flashing at valleys, sidewalls, skylights and chimneys while the area is open.
- New clay or concrete tile roofs
- For a full installation we walk you through profiles, colors and weight, and we check that the framing can carry tile. Concrete costs less up front; clay holds its color longer. We lay out both.
- Ridge, hip and eave details
- Mortared or fastened ridge caps, bird stops at the eaves and properly vented ridges are finishing details that decide how well the roof sheds water and how it looks from the street.
Signs Your Tile Roof Needs Attention
Water stains after the winter rains
Stains on ceilings or in the attic after the first real storms usually mean the underlayment has failed somewhere, even if every tile looks fine from the yard.
Cracked or missing tiles
A tile broken by a fallen branch or a careless foot leaves the underlayment exposed to sun and water. One gap is a small repair; ignored for a few seasons, it becomes a deck repair.
Tiles that have shifted or slid
Tiles that have crept down the slope often point to rotted battens or failed fasteners underneath.
Brittle felt visible at the edges
If the black layer at the eaves crumbles when touched, the rest of the roof is likely in similar shape.
A roof with a couple of decades behind it
Many original underlayments wear out well before the tile does. A free inspection tells you whether you have years left or should plan a re-lay.
How a Tile Roof Job Runs
- 1
A close look from tile to rafters
We cross the roof placing our weight only where each tile is supported, then go up into the attic to look for stains, damp sheathing and pinholes of daylight. You receive photos of every problem we note and a free written estimate.
- 2
Options compared over time
We set a spot repair, a re-lay and a new roof side by side, with what each costs now and how long each should last before the next round of work. You choose with the full picture.
- 3
Permit and preparation
We pull the permit where the work calls for one. On the first morning we cover plantings, protect walkways and set up so falling debris lands where it should.
- 4
Tiles off, layers renewed, tiles reset
Sound tiles are stacked on the roof, the deck is checked and repaired where needed, then new underlayment, battens and flashing go down before the tile goes back on in straight, even courses.
- 5
Cleanup and final walk
We sweep for nails, haul away old underlayment and broken pieces, and walk the finished roof with you, including any spare tiles left for future repairs.

What Shapes the Cost of Tile Roofing
Tile roofing costs more up front than most roofing, and it can also cost less per year of service than almost anything else. The price depends on how much of the existing roof can be kept and what we find once tiles come up. We put every line in writing before work begins.
- Reusing tile versus buying new
- Re-laying your existing tile saves the largest share of material cost. The number of tiles that crack during removal, and whether replacements can be matched, moves the price.
- Roof size, pitch and shape
- Steeper slopes and roofs with many valleys and hips take more labor and more cut tiles.
- Condition of the deck and battens
- Rotted sheathing or battens must be replaced before new underlayment goes down. We photograph any damage so you can see what you are paying for.
- Clay or concrete, and structural checks
- Clay generally costs more than concrete. Moving from a lighter roofing material to tile may require an engineer's review of the framing.
Tile Roofing Questions
Something not covered here? (562) 553-3846
Can you reuse the tiles I already have?
Usually, yes. Most clay and concrete tiles in good condition can be lifted, stored on the roof and reset over new underlayment. Some breakage is normal, so we plan for replacements and keep the spares that match best.
How long will my tile roof last after a re-lay?
The tile itself can keep going for decades. The new underlayment sets the timeline for the next major work, and a quality synthetic layer with sound flashing typically gives you a long stretch before anything beyond small repairs is needed.
Is tile worth the extra cost compared with shingles?
It depends on how long you plan to stay and whether your framing already carries tile. If you have tile now, keeping it is often the better long-term value. If you are considering a switch, we compare it honestly with our asphalt shingle roofing options, including upkeep over the years.
Will walking on my roof break tiles?
Careless walking does. We step where tiles are supported and lay padding along the paths we use most. If we crack a tile while we work, replacing it is part of our job, not an added line on your bill.
Can I finance a tile roof or use insurance?
Financing is available through Service Finance Company, subject to credit approval. If storm or impact damage is involved, we work directly with your insurance claim and document what we find with photos.
