Roof Services for Your Home
Roofing Rossmoor is a licensed roofing contractor, CSLB 1092407 (C-39), and the business is insured. We also carry the CertainTeed ShingleMaster designation, which matters on shingle roofs where the installation details decide how long the product actually lasts. Our work covers roof replacement, roof repair, roof inspections, roof leak repair, storm damage repair, hail damage repair, gutters, tile roofing, asphalt shingle roofing, flat roofing and commercial roofing. Each service page explains what tends to fail, what the fix involves and what moves the price.

Roof Replacement
A new roof planned around what it costs to own over the years, installed from the deck up with careful flashing, ventilation and daily cleanup.

Roof Repair
Targeted repairs to flashing, shingles, tile and decking, with a written estimate that weighs the fix against your roof's remaining life.
Roof Inspections
A careful look at your roof, attic and drainage, with photos and a straight estimate of how many good years your roof has left.
Storm Damage Repair
Wind-lifted shingles, cracked tile and torn flashing found, photographed and repaired with materials matched to your roof so the fix ages with it.
Gutters
One-piece aluminum gutters, downspouts and guards sized to your roof, hung on hidden hangers and pitched so water leaves your home's edge.
Roof Leak Repair
We follow the water back to where it enters, repair that spot properly and tell you plainly whether the rest of the roof has years left in it.
Urgent Roof Repair
Storm, wind or falling-limb damage covered properly to keep water out, followed by a permanent repair matched to your existing roof.
Hail Damage Repair
We find and photograph hail bruising on shingles, tile, vents and gutters, then show whether a repair or a new roof is the better value for your home.
Tile Roofing
Clay and concrete tile roofs repaired, re-laid over new underlayment or installed new, with the long-term cost of each option explained first.
Asphalt Shingle Roofing
New asphalt shingle roofs and shingle repairs, with each shingle grade compared by what it costs now and how long it should serve your home.
Commercial Roofing
Flat and low-slope roofs for small commercial buildings, with options compared by what they cost to install, maintain and eventually replace.
Flat Roofing
Repair, recover or replacement for low-slope roofs over additions, garages and patio covers, with membranes compared by what they cost to own.
How a Roof Job Runs With Us
Most jobs follow the same five steps. You know what is happening at each one before it starts.
- 1
Roof inspection
We go over every slope, look in the attic for water stains or pinholes of daylight, and take pictures as we go. Those photos are yours to keep, whatever you decide.
- 2
Options with real numbers
You get a written estimate, usually with a repair path and a replacement path side by side, each with its cost and expected service life.
- 3
Permit and scheduling
We pull the permit and set work dates, steering clear of rainy stretches when the roof would be open.
- 4
Work days
Plants and walkways get covered, the old roof comes off, and we check every sheet of decking before new underlayment and flashing go on. Debris goes straight into the bin, not across your lawn.
- 5
Final walk-through
After the inspector signs off, we walk the finished roof with you, hand over photos of the work, and run one more nail sweep.
Where We Work
Our home base is Rossmoor, CA, and our crews regularly cover the towns around it. Los Alamitos, Seal Beach, Long Beach, Cypress and Lakewood are all on our list, as are Westminster, Cerritos, Stanton, Artesia and La Palma. Many homes across these communities share the same low-slung ranch rooflines and long tile or shingle runs, so the questions we answer are often familiar ones.

What Shapes the Price of Your Roof
No two roofs cost the same, even on matching houses. The price comes from what your roof is made of, what sits beneath it and how hard it is to work on. Here is what we look at before writing a number down.
Inspections and written estimates are free, and every estimate is written after we have been on your roof and in the attic when there is access. Financing is available through Service Finance Company, subject to credit approval.
- Size and pitch
- Square footage sets the material count. Steeper slopes need more safety setup and slow the pace, which adds labor.
- Material and its lifespan
- Asphalt shingle costs less to install, while concrete and clay tile cost more but can outlast several shingle roofs. On many tile roofs the tile itself can be lifted, set aside and relaid over new underlayment, which saves a great deal compared with new tile.
- Decking condition
- Soft or delaminated plywood only shows itself once the old roof is off. We list a per-sheet replacement cost in the estimate ahead of time so there is no surprise on tear-off day.
- Old layers to remove
- A second layer of shingles over the first means more tear-off time and more disposal weight.
- Flashing, vents and metal
- Valleys, chimneys, skylights and wall joints each need their own metalwork. Near the coast, salt air corrodes cheap fasteners and thin flashing faster, so we price materials that hold up to it.
- Permit and inspection
- A reroof needs a permit and a final inspection. We include both in the estimate rather than adding them later.

A Roofing Company That Plans in Decades
Roofing Rossmoor runs on one idea: a roof should be judged by what it costs you over its whole life, not by the number on the first page of a bid. That shapes how we inspect, how we write estimates and which materials we suggest.
On the roof, that means attention to the parts that wear out first. Underlayment, flashing, ventilation and fasteners decide how long tile or shingles stay put, so we treat them as the main event rather than an afterthought.
We serve homeowners in English and Spanish. If someone at home is more comfortable talking through the job in Spanish, just say so when you reach us.

Common Roofing Questions From Homeowners
Should I repair my roof or replace it?
Three things guide the answer: how much of the roof is worn, the state of the underlayment and how many old patches it already carries. When the trouble is in one area and the rest of the roof has years left, a repair is the better buy. When leaks keep appearing in new spots or the underlayment has turned brittle throughout, repeated repairs usually end up costing more than a new roof. You get both prices in writing and make the call.
How long will a new roof last?
It depends on the material and what goes beneath it. Asphalt shingles typically last about twenty years, and concrete or clay tile can last far longer, though the underlayment under tile usually needs replacing well before the tile is worn. Good flashing and proper ventilation add years to any roof.
What does the roof inspection include?
We check every slope and, where there is access, the attic. You get photos and a written estimate, with no obligation afterward. You keep the photos whatever you choose.
Do you deal with insurance companies?
We do, and we work directly with your insurance claim. We document damage with photos and measurements, can meet the adjuster on the roof and help you through the paperwork. The adjuster and your insurer make the coverage decisions.
Does a new roof come with a warranty?
Roofs that qualify can be covered by a GAF System Plus manufacturer limited warranty. Along with your estimate, we'll tell you whether your job qualifies and what that warranty covers.
Is financing an option?
Yes. Financing is available through Service Finance Company, subject to credit approval. As we go over your estimate, we can explain the terms so you can weigh a monthly payment against delaying work on a roof that is already wearing out.
Do I need a permit to reroof?
Yes. Reroofing calls for a permit and a final inspection. We pull the permit, schedule the inspection and include the cost in your written estimate.
How We Help Your Roof Budget Go Further
A roof is one of the largest purchases tied to your home, and the cheapest bid is rarely the cheapest roof. We work in a way that lets you see the whole cost before you commit.
Cost per year, not just cost today
We show the install price next to a realistic lifespan and the upkeep each material needs. A lower bid that needs a second round of work in a decade gets compared honestly with one that does not.
A repair when a repair will hold
If a few cracked tiles or a split pipe boot are the real problem, we say so and price that fix. Replacement only comes up when ongoing patches would cost you more over time than a new roof.
The hidden layers get priced properly
Most leaks start where you never look: worn felt under tile, rusted valley metal, dried sealant around vents. We replace those parts instead of reusing pieces that would fail first and drag the rest of the roof down with them.
Estimates you can compare line by line
Your free written estimate lists tear-off, decking, underlayment, flashing, ventilation and the permit separately. You can hold it next to another bid and see exactly where the numbers differ.
Care for the house under the roof
Tarps go over plants and walkways, boards lean against walls below the work, and the yard gets a magnetic sweep for nails at the end of each day.
Weigh Your Roof Options Before You Spend
Our visit covers the roof and, where there is access, the attic, with pictures of anything worth your attention. Each option then goes on paper with its expected lifespan next to its price, and the choice stays with you.
