ServicesRoof Leak Repair
Roof Leak Repair in Rossmoor
A stain on the ceiling is rarely directly under the hole. We trace the water from your attic to the roof surface, find the real entry point and repair it with materials that match what is already there, so the fix lasts as long as the roof around it.

Finding the Entry Point Before Anything Is Patched
Water travels. It runs along rafters, the top of the decking and the underside of tile before it drips onto drywall, sometimes several feet from where it got in. A patch over the stain treats the symptom. We spend most of our time on the tracing, because the repair itself is usually the smaller part of the job.
A targeted fix makes sense when one spot has given out and the rest of the roof still has good life in it: a cracked pipe boot, a lifted flashing, a slipped tile, a worn valley. When we find several weak points or brittle underlayment across the whole roof, we say so and show you the photos. Sometimes a careful repair buys many good years. Sometimes paying for repeated repairs costs more over time than a planned roof replacement, and you deserve to see both numbers side by side.
Many homes around Rossmoor are mid-century ranch houses that have been reroofed once or twice, often with layers of older repairs underneath. We read that history before we cut into anything.
What Our Leak Repair Covers
- Attic and roof tracing
- We start inside, following water marks on the decking and framing, then match them to the roof surface. When the source is not obvious, we run a controlled water test one section at a time.
- Flashing and penetrations
- Chimneys, skylights, vents and wall junctions cause a large share of leaks. We reseat or replace step flashing, counterflashing and pipe boots instead of smearing sealant over them.
- Tile lifted and reset
- On tile roofs the tile is often fine and the felt beneath it has worn out. We lift the affected courses, replace the underlayment and battens where needed, and reset or replace the tile.
- Shingle repairs that blend
- We match shingle profile and color as closely as possible and seal the new courses into the old. As a CertainTeed ShingleMaster contractor, we follow careful nailing and lapping practice on every repair.
- Damaged decking
- Soft or delaminated plywood under the leak gets cut out and replaced so the new roofing has a solid base to fasten to.
- Photos and a written record
- You get pictures of what we found, what we replaced and the finished area, which also helps if you file an insurance claim.
Signs Water Is Getting Into Your Home
Brown rings on the ceiling
A stain that grows or darkens after rain means water is still reaching the drywall. It may have been coming in for a while before it showed.
Drips with the first winter storm
After a long dry summer, sealants shrink and flashing gaps open up. The first real rain of the season is when hidden weak spots announce themselves.
A musty or damp attic
Dark streaks on the decking, rusty nail tips or a stale smell point to moisture even if no ceiling stain has appeared yet.
Cracked or slipped tiles
A tile that has shifted out of line exposes the underlayment to sun and rain, which shortens its life quickly.
Peeling paint at the eaves
Blistering fascia or soffit paint often means water is running behind the gutter or under the drip edge.
How a Leak Repair Visit Runs
- 1
Inspection and tracing
We look in the attic, walk the roof and photograph what we find. You get our plain opinion on whether fixing this one spot is worth the money, or whether the roof as a whole is wearing out.
- 2
Written estimate
You get a free written estimate that names the materials and the area being repaired. No work starts until you have agreed to it.
- 3
Repair day
We protect plantings and walkways below the work area, remove the failed materials and rebuild the area from the decking up. Most single-area repairs are finished in one visit.
- 4
Check and cleanup
We water-test the repair where it makes sense, sweep for nails and debris, and send you the before and after photos.

What Shapes the Cost of a Leak Repair
Two leaks that look the same from the ceiling can be very different jobs on the roof. The price depends on where the water enters, what the roof is made of and what has been damaged underneath. We price the repair after the inspection, never before.
- Roof material
- Tile takes longer because the courses above the leak must be lifted, stored and reset. Shingle and low-slope repairs are usually quicker to open up.
- How hidden the source is
- A cracked pipe boot is fast to find. A leak traveling along a valley or behind a chimney may need water testing and more roofing removed.
- Condition underneath
- Rotted decking, wet insulation or worn underlayment beyond the visible spot add materials and labor.
- Pitch and access
- Steep sections, second stories and tight side yards need more setup and safety equipment.
Questions About Leak Repair
Something not covered here? (562) 553-3846
Can a leak be found on a dry day?
In most cases, yes. Water leaves a trail on the framing and decking that we can trace from the attic. If that trail is unclear, we wet one section of the roof at a time in a controlled test until the leak appears.
Is a repair enough, or is it time for a new roof?
When the rest of the roof is sound, a proper repair should hold as long as the roofing around it. If we find brittle underlayment or problems in several spots, we show you the photos and compare the cost of repairs over the next few years with the cost of replacement, so you decide on real numbers.
Every tile looks fine, so why is water getting in?
Tile turns away most rain, but the underlayment below is what keeps the house dry. Older felt dries and cracks over decades and lets water through even with every tile in place. The fix is often new underlayment at the leak.
Does insurance cover leak repairs?
That depends on what caused it and on your policy. Sudden damage from wind or a fallen limb is often covered, while slow wear usually is not. We work directly with your insurance claim with photos and a written scope, and the adjuster decides coverage.
Are you licensed and insured to repair leaks?
We are. We are a licensed roofing contractor, CSLB 1092407 (C-39), and we are insured. Ask about either one when you call.
