Asphalt Shingle Roofing in Rossmoor
We install and repair asphalt shingle roofs with the parts you never see given the same care as the finish you do. Before you choose, we show you what each shingle grade costs up front and what it asks of you over the years.

Shingles picked for how they hold up over time
More homes are roofed in asphalt shingles than anything else, and it makes sense. They weigh less than tile, go on faster, can be repaired one section at a time, and their profiles fit a low ranch house just as well as a two-story remodel.
The gap between grades appears years down the road. Basic three-tab shingles cost the least to install, but they're thinner and wear out sooner under sun and wind. Architectural shingles cost more at first, have a heavier mat and usually push your next reroof further out. We set those trade-offs next to each other so your decision still holds up ten years later.
We work as a licensed roofing contractor, CSLB 1092407 (C-39), and we are insured. We also carry the CertainTeed ShingleMaster credential, which reflects training in the proper installation of CertainTeed shingle systems.
What a shingle roof from us includes
Tear-off down to the deck
We remove the old shingles and underlayment so we can see the wood underneath. Soft or delaminated sheathing gets replaced before anything new goes on.
Underlayment and ice-and-water barrier
Synthetic underlayment covers the deck, with a self-sealing membrane in valleys and around penetrations where water collects first.
New flashing, not reused
Drip edge, step flashing at walls and pipe boots are replaced as part of the job. Old metal often outlasts its seal, and that is where many leaks start.
Starter, field and ridge shingles
Starter strips lock the first course down at the eaves, field shingles are nailed to the manufacturer's pattern, and matching ridge caps finish the peaks.
Attic ventilation check
Shingles bake from below as well as above. We look at intake and exhaust vents and suggest changes when airflow is short, since a hot attic shortens shingle life.

Clues your shingle roof is wearing out
- Grit collecting in gutters
- Dark granules gathering in the gutters or at downspout outlets show the shingles' protective coating is wearing off. Once the asphalt is exposed, sun breaks it down more quickly.
- Edges that curl or cup
- When shingle corners lift or the middles dip, they've lost their flexibility. Wind slips under them easily, especially in dry Santa Ana gusts.
- Cracked or missing tabs
- A handful of loose tabs may only need a roof repair. Cracking spread over several slopes points to an aging roof, not one weak spot.
- Ceiling stains
- Water marks indoors often lead back to failed flashing or worn shingles near a vent. Our roof leak repair page explains how we track down the source.
- More than one layer in place
- Some older homes have a second layer nailed on top of the first. The added weight conceals deck damage, and a tear-off is usually the wiser long-term move.
The steps of a shingle roof job
- 1
Roof inspection
We get up on the roof, check the attic where we can reach it and photograph the shingles, flashing and vents. You receive those photos with our notes, so you're deciding from the same evidence we are.
- 2
Options on paper
Your free written estimate itemizes the work and compares shingle grades by price, expected lifespan and upkeep. Financing is available through Service Finance Company, subject to credit approval.
- 3
Permit and start date
We obtain the permit, order materials and agree on a start date with you. A shingle roof on a one-story home usually takes just a few working days.
- 4
Install with your yard protected
Tarps cover plantings and walkways, and debris drops directly into a bin. We finish one slope at a time so the house is never open overnight.
- 5
Cleanup and walkthrough
We run a magnet over the yard for nails, clean out the gutters and tour the finished roof with you ahead of the permit inspection.
What shapes the price of a shingle roof
Two roofs of the same size can price quite differently once we see the deck and the details. Your written estimate shows each of these items separately, so you can see where the money goes and what it buys in added years.
- Shingle grade
- Three-tab, architectural and designer shingles differ in weight, wind rating and expected life. The higher grades cost more now and often less per year of service.
- Roof size and pitch
- Square footage sets the material count. Steeper slopes need more safety setup and slow the crew down.
- Deck condition
- Replacing rotted or delaminated sheathing adds cost, and it cannot be known for certain until the old roof is off. We quote it as a per-sheet line so there is no guessing.
- Layers and penetrations
- Removing two layers takes longer than one. Skylights, chimneys and many vents each need their own flashing work.
Shingle roof questions we hear
- Can new shingles go on top of the old layer?
- In some cases it's permitted, but we seldom advise it. A second layer conceals the deck, adds weight and usually cuts the life of the new shingles. Tearing off costs more at the start and generally earns that back in added years.
- Do architectural shingles justify the higher price?
- On most homes, they do. They're thicker, stand up to wind better and usually outlast three-tab shingles by a clear margin. Your estimate lists both so you can compare them yourself.
- Is shingle or tile the better choice?
- Shingles are cheaper to install and much lighter, which suits framing designed for a light roof. Tile lasts longer but needs a structure strong enough to hold it. Our tile roofing page explains that option.
- Can you help when insurance is covering the roof?
- We work directly with your insurance claim. We record the damage with photos and measurements and pass them to your adjuster, and your insurer makes the coverage decision.
