Commercial Roofing in Rossmoor

We repair, recoat and replace roofs on small commercial buildings, from flat offices to retail with shingled mansards. Before you commit, we lay each option side by side: what it costs now, how long it should last and what it asks of you every year.

A Roof Budget That Holds Up Past the First Year

A commercial roof is a line item that comes back. The cheapest bid often means a membrane that needs recoating sooner, seams that open earlier or drains that pond water against the field. We price the work in a way that shows how today's number connects to the next ten or twenty years of upkeep.

Most of the buildings we see have low-slope or flat roofs with single-ply membranes, modified bitumen, older built-up tar and gravel, or a coating over one of those. Each ages differently. Single-ply can last a long time when seams are welded well and foot traffic is managed. Modified bitumen tolerates traffic around rooftop units. Coatings can buy useful years over a sound roof, but they are not a cure for wet insulation.

We are a licensed roofing contractor, CSLB 1092407 (C-39), and we are insured. On buildings with steep-slope shingle sections, our crew holds the CertainTeed ShingleMaster credential.

What Our Commercial Roof Work Covers

Membrane and seam repair

We patch punctures, reweld or reseal open seams and rebuild blistered areas on single-ply and modified bitumen roofs. Repairs are made with materials compatible with what is already there.

Full reroofing

When the roof has reached the end of its useful life, we tear off, replace damaged insulation and decking, and install a new system. We explain why we recommend one membrane over another for your building's use and traffic.

Roof coatings over sound roofs

If a core sample shows dry insulation and the membrane is still intact, a reflective coating can extend service life and reduce heat on the roof surface. We will tell you plainly if the roof is too far gone for a coating to pay off.

Drains, scuppers and edge metal

Standing water shortens a flat roof's life faster than almost anything else. We clear and reset drains, rework scuppers and replace loose edge metal and coping so water leaves the roof the way it should.

Flashing at rooftop units and penetrations

HVAC curbs, vent pipes and conduit are where most commercial leaks start. We rebuild flashing around each one rather than relying on surface sealant.

Signs Your Building's Roof Needs Attention

  • Ponding that lingers

Water still sitting on the roof two days after rain points to low spots, blocked drains or sagging deck. Left alone, it breaks down membranes and seams.

  • Stained ceiling tiles

Brown rings in drop ceilings often show up well away from the actual entry point, since water travels along insulation and deck before it drips. Tenants usually notice these first.

  • Blisters, bubbles and alligatored surfaces

Trapped moisture lifts the membrane, and sun-baked surfaces crack into a pattern like reptile skin. Both are signs the roof is aging faster than it should.

  • Loose edge metal or open seams

Lifted perimeter metal lets wind get under the roof. On coastal-facing buildings, salt air can also corrode older metal sooner than inland.

  • Patches on top of patches

When repair costs come back every season, it is time to compare what another year of patching costs against a new system.

How a Commercial Roof Project Runs

  1. 1

    Inspection and core samples

We walk the whole roof, photograph problem areas and, where it helps the decision, cut small core samples to check insulation for moisture. You get the photos with our findings.

  2. 2

    Options with lifespan attached

Your written estimate lists repair, coating and replacement where each makes sense, with expected service life and routine upkeep for each. That makes it easier to compare cost per year, not just total cost.

  3. 3

    Scheduling around your business

We plan noisy tear-off and material lifts for times that disrupt tenants and customers least. Access points, parking and staging are agreed before the first day.

  4. 4

    Work, protection and daily cleanup

We protect entrances and walkways, keep debris off the ground and seal any opened area before leaving each day. Permits are pulled where the scope requires them.

  5. 5

    Final walk and care notes

We walk the finished roof with you or your property manager and leave simple notes on drain checks and what to watch for between inspections.

What Moves the Cost of a Commercial Roof

Two roofs of the same size can price very differently. The biggest swings come from what is under the surface and how the building is used. We also offer free written estimates and financing through Service Finance Company, subject to credit approval.

Condition of the insulation and deck
Wet insulation has to come out, and damaged deck has to be replaced. Core samples tell us this before we price, so it does not surface as a change order later.
Membrane choice
Systems differ in up-front cost, expected life and how well they handle foot traffic and heat. We show those trade-offs side by side.
Rooftop equipment and penetrations
Every HVAC unit, curb and pipe needs its own flashing detail. More equipment means more labor and more points to get right.
Access and scheduling limits
Crane lifts, tight parking and after-hours work to avoid disrupting tenants all affect the price.

Commercial Roofing Questions

Something not covered here? (562) 553-3846

Should we recoat or replace?

It depends on whether the roof underneath is still dry and sound. A coating over wet insulation traps moisture and fails early. We take core samples, show you the results and give you both options with expected years of service so you can compare cost per year.

Can you work while our business stays open?

Usually, yes. We plan tear-off sections, material deliveries and noisy work around your hours and keep walkways protected. We agree on access and staging with you before the job starts.

Do you handle shingled sections on commercial buildings?

Yes. Many small commercial buildings have mansards or steep sections in shingle alongside a flat main roof. We handle both, and our crew holds the CertainTeed ShingleMaster credential for the shingle work.

Will you work with our insurance after damage?

We work directly with your insurance claim. We document what we find with photos and a written scope and can meet the adjuster on the roof. The adjuster makes the coverage decision.

Can a property manager be our main contact?

Of course. We can send findings and updates to whoever you choose and walk the finished roof with them. We also offer service in English and Spanish.
